BrokersConnect collects information you provide directly, information collected automatically, and information from third parties.
Information You Provide
- Account Registration: Name, email address, company name, and phone number when you create an account or begin a trial.
- Deal Submissions: Loan details, property information, sponsor/borrower data, and broker contact information you submit through the platform.
- Documents: Files you upload to the document vault, including term sheets, financials, and other deal-related documents.
- Chat and Community: Messages you post in the BrokersConnect community forum.
- Lender Signup Data: Contact details, company information, and lending program details if you apply to join as a verified lender.
Information Collected Automatically
- Usage Data: Pages visited, features used, search queries run, and interactions within the platform.
- Device and Connection: IP address, browser type and version, operating system, and referring URL.
- Trial Abuse Prevention: IP address collected at time of trial signup to enforce the one-trial-per-person restriction.
Information from Third Parties
- Stripe: Subscription status, payment method metadata, and billing history are shared with us by Stripe when you sign up for a trial or subscription.
- Polsia Infrastructure: Basic analytics and deployment metadata are managed by the Polsia platform, which may collect anonymized operational data.
2. How We Use Your Information
We use your information to:
- Create and maintain your account and process your subscription.
- Match your deal submissions with relevant lenders and facilitate introductions.
- Send transactional emails: account confirmations, trial reminders, payment receipts, and subscription updates.
- Analyze documents you upload to provide deal intelligence and readiness scoring.
- Detect and prevent fraud, abuse of the trial program, and unauthorized access.
- Operate, maintain, and improve the BrokersConnect platform.
- Respond to your support requests and enforce our Terms of Service.
We do not sell your personal information to third parties for their marketing purposes.
3. Data Sharing and Disclosure
We share your information in the following circumstances:
- Lender Partners: Deal submission details are shared with the lenders matched to your deal. Lenders are independent third parties; their use of your data is governed by their own privacy practices.
- Service Providers: We share data with trusted vendors who help us operate the platform: Stripe (payments), Polsia (infrastructure and hosting), and OpenAI (document analysis). These providers are contractually bound to keep your data secure and use it only for the services they provide to us.
- Legal Compliance: We may disclose your information if required by law, court order, or government request, or if we believe disclosure is necessary to prevent fraud, protect rights, or ensure the safety of users.
- Business Transfers: In the event of a merger, acquisition, or sale of all or substantially all of our assets, your data may be transferred as part of that transaction.
4. Stripe and Payment Data
Payment processing is handled entirely by Stripe, a certified PCI-DSS Level 1 compliant payment processor. BrokersConnect does not receive, store, or process your raw payment card numbers. What we receive from Stripe:
- Stripe customer ID (used to manage recurring billing)
- Subscription status and plan details
- Billing history (dates and amounts, not card details)
By using the trial or subscription, you agree to Stripe's Privacy Policy and Connected Account Agreement.
5. AI-Powered Features and Document Analysis
When you upload documents to the vault or request deal intelligence analysis, we may use AI services (currently OpenAI) to extract and analyze the information in those documents. This includes:
- Financial metrics (NOI, DSCR, cap rate, LTV, FICO scores)
- Deal readiness scoring and lender gap analysis
- Document categorization and data extraction
AI analysis is performed on documents you explicitly choose to upload. Documents are processed temporarily for the analysis and may be stored in association with your deal record. We do not use your documents to train AI models shared with other users or third parties.
6. Data Security
We implement industry-standard technical and organizational measures to protect your data, including:
- Encrypted data transmission (TLS/HTTPS) for all platform interactions
- Access controls limiting employee and service provider access to necessary data only
- Secure storage of files in Polsia R2-compatible object storage
- Database access restricted to authenticated application-level connections
No method of transmission or storage is 100% secure. While we take reasonable steps to protect your data, we cannot guarantee absolute security.
7. Data Retention
We retain your data for as long as your account is active and for a reasonable period after account closure. Specifically:
- Account Data: Retained for the duration of your subscription plus 2 years after account closure for legal, tax, or dispute resolution purposes.
- Deal Submissions: Retained for at least 2 years after the deal is last updated.
- Documents: Retained until you delete them or your account is closed.
- Trial Abuse IP Records: Retained for 3 years to enforce the anti-abuse policy.
- Chat Messages: Retained for the duration of your account and removed upon account deletion.
You may request deletion of your data at any time by contacting info@thecrebrokersconnect.com, subject to the retention periods above.
8. Your Rights (CCPA / GDPR)
Depending on your location, you may have the following rights:
- Access: Request a copy of the personal data we hold about you.
- Correction: Request correction of inaccurate personal data.
- Deletion: Request deletion of your personal data, subject to our retention obligations.
- Portability: Request your data in a machine-readable format.
- Opt-Out: Opt out of the sale of personal information (we do not sell data, but you may request confirmation).
- Non-Discrimination: We will not discriminate against you for exercising any of these rights.

9. Cookies and Tracking
BrokersConnect uses the following types of cookies and tracking:
- Essential Cookies: Required for authentication, session management, and maintaining your logged-in state. These cannot be disabled without breaking core functionality.
- Maintenance Mode Cookie: A 7-day httpOnly cookie (`bc_owner_preview`) may be set when the platform owner accesses the maintenance gate preview. This is strictly internal and not accessible to users.
- Polsia Analytics: We use Polsia's analytics beacon to collect aggregate usage metrics (page views, feature usage) to improve the platform. This data is anonymized and does not include personal information.
Third-party services (Google Fonts) may set their own cookies per their respective privacy policies. We do not control these third-party cookies.
10. Children's Privacy
BrokersConnect is not intended for use by individuals under the age of 18. We do not knowingly collect personal information from children under 18. If we become aware that we have collected data from a minor, we will delete it promptly. If you believe a minor has submitted data through our platform, contact us at info@thecrebrokersconnect.com.
11. Changes to This Policy
We may update this Privacy Policy from time to time. When we make material changes, we will update the effective date at the top of this page and, where required by law, notify you via email or a notice on the platform. We encourage you to review this policy periodically.
